Why a Cranbourne alfresco specialist

Three things every Casey outdoor kitchen has to get right.

Drainage — or you’ve built a swamp.

Roofed alfresco areas in Cranbourne, Cranbourne East and Selandra Rise funnel a surprising amount of stormwater. A 40m² Colorbond roof dumps roughly 1,600 litres per 40mm rain event. If we don’t plan stormwater pits, agricultural-pipe lines and grades away from house footings on day one, water tracks back under the slab and rots the cabinetry within five years. Every job we do gets a stormwater plan stamped before footings.

Gas + electrical, routed neatly.

The single biggest tell of a cowboy outdoor-kitchen build is exposed gas hose and ugly conduit on the rear wall. We rough in the gas line (AS 5601 compliant copper or PE in approved sleeving) and electrical (AS/NZS 3000 with IP-rated weatherproof outlets and dedicated circuits) during the slab pour. Everything hidden, everything cert-stamped, switchboard upgraded if needed.

Reactive-clay footings.

City of Casey is mostly Class M reactive clay — seasonally swells 20–40mm. A cheap thickened-edge slab without engineer-spec footings will crack within three winters and tear the cabinetry frames apart. We default to screw piles or 900mm bored piers with a structural slab on Class M, and a full P-class slab on the worst sites in Cranbourne West.

Design & quote

Concept renders, materials board, fixed-price quote within 10 days. Optional paid design package ($450) for full CAD drawings if you want them.

Permit & engineering

Building permit lodged with City of Casey, engineer-stamped footings for Class M clay. Typically 3–6 weeks.

Build

Footings + slab week 1, alfresco roof frame week 2, gas/electrical rough-in week 3, cabinetry + benchtop week 4–6, appliance install + commission week 6–8.

Handover

Gas compliance certificate, electrical compliance certificate, building surveyor sign-off, walkthrough of every appliance. 7-year structural warranty.
