Two markets, two design conversations.

New-build estate zone (Cranbourne East, Selandra Rise, Eden Park, Botanic Ridge, Lynbrook): 2018–2024 builds on 400–650m² blocks, house prices $700K–$1.2M, owners who bought entertainer-style floor plans but the builder finished the alfresco at "concrete pad + post-and-beam frame, you finish later." Typical budget $30K–$60K for the full kitchen + roof + pizza oven + bar fit-out. This is the bulk of our work.

Established family zone (Berwick, Narre Warren, Hampton Park, Endeavour Hills): 1980s–2010s homes on larger 700–1,000m² blocks. Often retrofitting an alfresco kitchen into a pre-existing pergola or undercover area, or replacing a tired 1990s outdoor BBQ corner with a proper built-in setup. Budget $20K–$45K.

Permit thresholds (City of Casey).

  • No building permit: Cabinetry, benchtop, appliance install with no new roof structure (you already have an alfresco frame).
  • Building permit required: Any new roofed alfresco over 20m², or over 3.6m mean roof height, or built within boundary setbacks.
  • Gas compliance certificate (AS 5601): Mandatory for any fixed BBQ, pizza oven or appliance with a fixed gas line. Issued by the licensed gasfitter.
  • Electrical compliance certificate (AS/NZS 3000): Mandatory for any new outdoor circuit, IP-rated outlet, lighting or appliance hard-wire.
  • Engineer-stamped footings: Required by City of Casey for any new roofed structure on Class M reactive clay (most of the municipality).
