The roofed structure that turns a patio into a usable second living room — engineered framing, integrated stormwater, proper footings on Class M reactive clay. We build the roof, then build the kitchen underneath it. $12,000–$25,000 for the roofed area.

The three roof finishes we build.

  • Colorbond gable (~$180/m²): The popular default. Custom Orb or Trimdek profile in any Colorbond colour, gabled or skillion. Galvanised steel frame underneath, integrated quad gutter, 90mm downpipes. Looks classic, lasts 30+ years, noisy in heavy rain. Best for Cranbourne East / Selandra Rise new-build matches.
  • Insulated SIP panel (Bondor Solarspan, Versiclad, ~$250/m²): Single panel does both structural roof + ceiling lining + R3.5 insulation in one. Quieter in rain, cooler in summer, smooth ceiling underside. The smart middle pick — almost always our recommendation for daily-use alfresco rooms.
  • Timber-batten ceiling (~$350/m² over hidden Colorbond): Warm, designer look. Spotted gum, blackbutt or Pacific teak battens at 50mm centres with steel roof hidden above. Adds 4–6 weeks lead time for the joinery. Premium Berwick and Cranbourne East fit-outs.

What’s included in the alfresco build.

  • Engineer-stamped structural drawings + footing design
  • City of Casey building permit lodgement and management
  • Footings — screw piles or bored piers on Class M reactive clay
  • Structural slab (separately priced, typically $4K–$8K)
  • Steel or timber framing (RHS posts/beams, or LVL/H4 pine)
  • Roof finish (one of the three above)
  • Quad gutter, downpipes, connection to stormwater pit + legal point of discharge
  • Fascia, soffit, ceiling lining (or batten ceiling)
  • Recessed downlights (IP65), ceiling fans (optional), pendant points (optional)
  • Tied-in flashings to existing house wall
  • 7-year structural warranty

Drainage — or you’ve built a swamp.

The one detail that separates a build that lasts 30 years from a build that fails at year 5 is the stormwater design. A 40m² Colorbond alfresco roof channels roughly 1,600 litres per 40mm rain event. We plan stormwater pits, ag-pipe lines and slab grades on day one. Every job on Class M reactive clay also gets an agricultural drain along the perimeter to keep soil moisture stable around the footings.

City of Casey is predominantly Class M reactive clay — seasonally moves 20–40mm. A roofed alfresco on a thickened-edge slab without engineered footings will heave and crack within 3 years. We default to either screw piles driven to refusal or 900mm bored concrete piers below the active zone, engineer-stamped to AS 2870.
