About 70% of our Cranbourne jobs follow the same pattern: a new build handed over 2018–2024 in Cranbourne East, Selandra Rise, Eden Park or Botanic Ridge, where the volume builder finished the alfresco at "concrete pad + posts + ceiling lining + one gas point" and the owner has been staring at it ever since. We come in and build the actual kitchen: BBQ wing, sink, fridge, polished concrete benchtop, cabinetry, pizza oven if the budget stretches. Typical project $30,000–$50,000.
The Cranbourne West retrofit market.
Cranbourne West and the older parts of Cranbourne North (1990s– early 2000s brick veneers on 600–800m² blocks) are retrofits — pulling out a tired 1990s outdoor barbecue corner and replacing it with a proper built-in setup, often under a new roofed alfresco we frame onto the back of the house. Budget here is $25,000–$40,000 and we usually upgrade the gas manifold at the same time.
Class M reactive clay — the Cranbourne footing reality.
Most of Cranbourne sits on Class M reactive clay. Soil moves 20– 40mm between summer and winter. A roofed alfresco with a polished concrete benchtop simply will not survive a thickened-edge slab without engineered footings. We default to screw piles or 900mm bored piers on Class M, full P-class slab on the worst Cranbourne West sites near the railway easement where the soil report comes back ugly.
