• Built-in BBQ: Beefeater Discovery, Beefeater Signature ProLine, Beech BO series, Weber Summit, Crossray. 4-6 burner with hood and rotisserie standard. $2.8K-$8K.
• Sink: Single-bowl 304 stainless, hot/cold mixer, drainage to legal point of discharge (not your garden, despite what the YouTube videos say). $800-$1,500 supplied + install.
• Refrigeration: Bar fridge (Schmick, Husky), dual-zone wine fridge, or kegerator (Komos, BrewBuilt). $600-$2,500.
• Benchtop: Polished concrete (75-100mm reinforced), honed bluestone, granite, or porcelain slab. $300-$900/lineal metre.
• Cabinetry: Marine-grade ply with 2-pack polyurethane, fluted timber-batten, or stainless. Soft-close drawers, ventilated BBQ surround. $400-$900/lineal metre.
• Splashback: Honed bluestone tile, full-height porcelain panel, or matt-black powder-coated steel.
• Tiled floor: Non-slip outdoor porcelain, R11 rating minimum, laid on the structural slab.

Honest tradeoffs - what we tell every client.

• The cheap pre-fab concrete tops crack within two years. 40mm thick, no rebar, no proper sealing - we will not use them. If the budget is tight, a quality timber-look porcelain slab is a better cheaper option than a bad concrete top.
• Engineered stone is the wrong call outdoors. Caesarstone, Smartstone and similar void the warranty for outdoor use and yellow within 2-5 years. Spend the same money on porcelain slab and walk away happy.
• The cheap Chinese-brand built-in BBQs are not a saving. They look identical to the Beefeater in year one and rust through by year three. Beefeater Discovery 1100 at $3,200 is the smart minimum.
• Drainage matters more than fittings. A polished concrete benchtop in a poorly drained alfresco gets damp under the underside, grows mould, and lifts the sealer. We plan stormwater before we plan fittings.
